Rental Conditions:

- Smoking inside the dwelling is strictly prohibited.

- The LESSEE may not cultivate marijuana/cannabis or
possess any other illegal substances in the dwelling or on
the premises.

- No pets are permitted in the dwelling for the entire
duration of the lease.

- Prior to taking possession of the premises, the LESSEE
must provide a copy of their tenant insurance policy,
including civil liability coverage of a minimum of two
million dollars ($2,000,000) for the full term of the
lease, as well as proof that the electricity account has
been transferred into their name with Hydro.

- Any subletting or rental to third parties, including but
not limited to Airbnb or VRBO, is strictly prohibited.

- The dwelling may not be painted or altered in any way
without the prior written consent of the LESSOR.

- Any repairs made necessary due to the LESSEE's negligence
or fault shall be at the LESSEE's expense.

- The LESSSOR reserves the right to carry out any necessary
maintenance or repairs to the dwelling during the lease
term, subject to prior notice.

- The LESSEE must return the dwelling in a condition of
cleanliness equivalent to that observed at the time of
occupancy, excluding normal wear and tear.

- The LESSEE agrees to accommodate all requests for
showings to prospective new tenants, in the event the lease
is not renewed at its expiry, with 48 hours' prior notice.
