The present lease shall be conditional upon the following
requirements, to the full satisfaction of the LESSOR:
- A satisfactory credit report shall be provided by the
LESSEE;
- References and proof of employment shall be submitted;
- The LESSEE shall provide proof of civil liability
insurance with a minimum coverage of $2,000,000, as well as
confirmation of the Hydro-Québec account transfer prior to
occupancy;
- The LESSEE agrees to comply with all building rules and
regulations at all times;
- Smoking, vaping, or consumption of tobacco, cannabis,
cigars, or any similar substances is strictly prohibited
within the unit and in all common areas;
- No pets shall be permitted unless otherwise agreed in
writing by the LESSOR;
- Subletting or short-term rental (including Airbnb or
similar platforms) is strictly prohibited;
- All move-in and move-out fees required by the syndicate
shall be the responsibility of the LESSEE;
- The LESSEE shall be responsible for any penalties or
fines resulting from non-compliance with the building

- Any costs associated with lost keys, access cards, or

and must be returned at the end of the lease in the same
